Nice, quiet, safe neighborhood!!!

But the best part: you get free unlimited access to a... retention pond. It has a nice park bench, unmaintained grass, and trash all over. Woohoo exciting!

Great mobile home community with wide streets and landscaping to make it habe a neighborhood feel, not a mobile park feel. Homes are set up in lots with ample space between them, not overcrowded and butted up together. No noise, managed by Reybold and homes kept in good repair. Conveniently located to schools, shopping, doctors and places of worship. Excellent!

Utilities providers such as Comcast, Verizon, Delmarva power, and whoever else often come through and tear up your yard with absolutely no notice from the development at all. Not only do they tear up your yard, but they leave big holes in the ground that puts everyone at risk of hurting themselves (in my yard, it was about 6-8" deep covered up by gross).

Take a ride through the park and you'll think it's nice. Take a look at it's "recreation" center and you'll see that there is broken glass, needles, trash, etc all over (don't go down the path by the woods, it's worse). It's also a common place to sell or buy drugs... it should be renamed to the Drug Marketplace. You'll also notice broken down cars littered throughout the park (although, it looks like a few got removed the past few months).

Overall, this community had potential to be a good one. If you own the home you live, then the $770 lot rent isn't that bad (but who wants to pay rent that will never end on a home you can never move? Never ending mortgage). One last thing to note the Delaware state law allows Reybold (along with other trailer parks) to repossess your home if you become more than 30 days late. Please note that it does not matter if you own the home. If you are $1500 late in rent they can, legally, take your home and resell it and still charge you more fees on top of that. Buying a mobile home is a way to take advantage of the lower class.

The new park "President" or whatever they refer to her as likes to have "community yard sales". Awesome, let the thieves sell their stolen stuff! Lots of people show up to buy stuff from the trailer park people (yes, this is sarcasm).

Dirty Community with Drug Sales

Be prepared to overpay lot rent (like everywhere else in Delaware). It's about $770 or more for a tiny lot. It only includes sewer, water, and trash pick up. Try to put *anything* in your yard and they'll immediately send you a letter demanding it get removed or they will remove it at your cost.

Don't let Reybold fool you. Hunter's Run is riddled with drugs dealers, crime, and daily thefts. Lock your vehicle, lock your house, and be sure to have cameras placed around your house. They won't evict a person who is a known criminal with prior arrests (aka: criminals are welcome to Hunter's Run).

I'm glad I no longer live in this community or state.

Get ready to repair your vehicle from all the scrapes and oversized speed bumps. They are so large that most cars/suvs/vans have to approach them at a sideway angle. It doesn't matter though, they are so far apart that people still can easily speed through the development. No effort was put into their placement at all.
